Here are 7 easy steps to show you how simply we work to effect a timely sale of your property.

2. Property Details

We provide the property particulars & agency agreement. After you have checked all this information and you are happy with the photographs and wording, we will begin the marketing process.

3. EPC & Conveyancing

We will order the Energy Performance Certificate for your house. This must be paid for by you, upfront. On completion of the sale this amount will be deducted from your invoice.

Our conveyancing team will in contact to get the relevant information together for the sale of your property. The sales conveyancing cost will be covered by Reality | Online.

Already have an EPC? No problem, you will not be required to pay for another one.

4. Marketing & Advertising

We will actively market your property via Rightmove.co.uk, findaproperty.com, Zoopla.co.uk, primelocation.com, globrix.co.uk and mouseprice.co.uk, plus a range of other property sites, including reality-online.co.uk. A ‘For Sale’ board will be delivered to your property for a more ‘local’ approach.



The Energy Assessor will contact for a convenient time to visit the property. A couple of days after the appointment we will be in receipt of your EPC. The EPC will allow us to market your property.

5. Viewings & Offers

We will deal with all enquiries regarding your property. Viewings will be arranged at times to suit you.

Offers will be negotiated with buyers on your behalf. Any agreed sale with a buyer(s) will also be qualified to ensure they can proceed.

6. Exchange of Contracts

We will ensure that the chain is monitored and that we get to exchange of contracts as quickly as the conveyancing process allows.

7. Payment

We will issue an invoice for the agreed 1% commission of the actual selling price which will then be paid to the solicitors, on completion of your sale (subject to a minimum fee of £1000).

We will deduct the cost of your EPC and settle your conveyancer’s invoice for the sale of the property (when using our conveyancing service) from this amount.

Any additional work required for sale will be satisfied by you (e.g. leasehold properties attract a £50 supplement).

If you are purchasing another property, any work carried for this will be at your cost. Our conveyancing can help you with this to make the process as smooth as possible.
